Site Manager - Koram Senior Housing

Job Description 

Koram Senior Housing Corporation (Koram) is a not-for-profit whose purpose is to provide subsidized housing (Section 8) for seniors and/or persons with disabilities. Koram was built in March 1987 in Albany Park and has 58 units, 44 one-bedroom and 14 studio units, including 7 wheelchair accessible units. Koram is professionally managed by HANA Center (HANA). 

HANA Center (HANA) is a Chicago-area, community-based non-profit organization working to meet the critical needs of Korean, Asian American, and multiethnic immigrant communities and build power toward systemic change. HANA Center has offices in Chicago and Prospect Heights, Illinois. 

Position Summary: 

The Site Manager is a critical member of the team responsible for the operations of Koram. The Site Manager is responsible for all operations functions including monthly rent collection, annual recertification, maintenance of tenant folders, facility maintenance and repair, and support of HANA in their communication with HUD, National Housing Compliance (NHC), and other related agencies and organizations.  

Major Responsibilities: 

  • Oversees the housing related well-being of residents and responds to their needs in a timely manner 

  • Collects rent payments and security deposits and prepares monthly vouchers. Runs annual recertification process for all residents. 

  • Screens and evaluates credit and rental history of new applications. Verifies applicant income and assets to ensure they meet the resident selection criteria according to the US HUD Section 8 program guidelines 

  • Prepares media ads and announcements to recruit prospective residents and updates waiting list in systematic and transparent manner 

  • Inspects the facility on a regular basis, contacts service vendors for repairs and renovations, collects and evaluates their bids, assists the HANA executive director in making vendor selections, and oversees the quality and timeliness of the vendors’ works 

  • Works with the HANA finance team in preparing annual budget, rent schedule, documentation  for annual audits, and other fiscal and administrative documents to be filed with NHC and US HUD 

  • Works with the Senior Service Coordinator to build a safe and culturally and linguistically appropriate environment that addresses the housing and socio-emotional needs of residents

  • Supervises and supports the facilities technician and front desk staff, and prepares their annual performance evaluations 

  • Follows all HUD requirements and guidelines and stays up to date on relevant changes in policies, procedures, and best practices 

  • Performs other related duties, assigned by the HANA executive director

Qualifications: 

  • Experience working on Korean American, Asian American, immigrant community issues, and/or social, economic, and racial justice issues preferred

  • Experience working with low-income seniors preferred

  • BA in social sciences or equivalent; MSW or MA in related disciplines and experience in real estate management preferred

  • 2+ years of supervisory experience in community or senior services

  • Bilingual proficiency in written and spoken Korean and English required

  • Basic computer proficiency including experience with Microsoft and Google suites required

  • Excellent time management, organization, and ability to prioritize multiple projects and deadlines

  • Excellent interpersonal, oral, and written communication skills

  • Ability to work well independently with minimal supervision and contribute collaboratively to a team

  • Solution-oriented mindset; demonstrated ability to take initiative, critically analyze issues, and advance innovative solutions

  • Flexibility to work evenings and weekends as required

Reports to: HANA Executive Director 

Compensation: This is a full-time position with a salary range of $60,000-$70,000 and benefits that include paid time off, health, dental, vision, short-term disability, long-term disability, life, and 401K. On site housing may also be included in the compensation package. 

This position works in-person, Monday – Friday, 9 am – 5 pm, at Koram.
